12V vs. Line Voltage Landscape Lighting in South Florida

Low-voltage (12V) landscape lighting is the dominant system for South Florida residential and HOA applications. The safety profile, installation flexibility, and the fact that homeowners can make minor adjustments without an electrician make it the default specification. But 12V has real technical limits — wire distance, maximum wattage per transformer circuit, and fixture lumen output — that make line voltage (120V) the right choice for specific applications.

When Line Voltage Is the Right Choice

Large specimen tree uplighting: A 50-foot live oak requires 2,000–4,000 lumens of uplight to visually compete with surrounding night sky. Current 12V LEDs max out around 1,200 lumens per fixture — achieving the visual impact requires either many 12V fixtures (increasing transformer and cable complexity) or a small number of high-output 120V well lights.

Long cable runs on large properties: A 300-foot garden path on an estate property exceeds the practical voltage-drop range of a single 12V transformer circuit. While multiple transformers can solve this, a 120V circuit feeding in-grade or bollard fixtures at the far end is sometimes more practical.

Commercial applications: Retail centers, hotels, and office parks where the lighting investment is large and output consistency is critical often specify 120V systems for primary architectural lighting, supplemented by 12V for accent and path elements.
